Terms and Conditions

1. Payment is required in full or a lesser deposit (30%) is required at the time a guest makes a reservation with a valid credit or debit card.

All Unpaid Reservation Charges Must Be Paid In Full By Guest Using A Valid Credit or Debit Card When Checking-In at the Dutch John Resort Office. 

WE DO NOT ACCEPT CASH

Actual Deposit Amounts are computer generated at the time a reservation is created.

All deposits Must Be Paid using a valid  Credit/Debit card.

 All Dutch John Resort Cabins Reservations only require a 30% Deposit to be paid at the time a Cabin Reservation is created by a guest either on line (available 24 hours everyday)  or by calling the Resort during regular office hours.

All Dutch John Resort RV Park Sites including full service (water, power, sewer), Dry Sites (NO SERVICES), Storage, Group Camp/Reunion Site, Individual Tent Sites (Bring Your Own Tents), Group Campfire Area (Bring Your Own Wood Or Purchase Wood At Our Convenience Store. Can All Be Booked On The Same Reservation & REQUIRE A 100% DEPOSIT AT THE TIME OF RENTAL RESERVATION. PAID WITH A VALID CREDIT or DEBIT CARD.

WE DO NOT ACCEPT CASH 

All Guided Fishing Reservation Deposits Are Always paid 100% upfront at the time the reservation is created using a valid credit or debit card.

Guided Fishing Reservations CANNOT BE Booked ON THE SAME RESERVATION AS A Cabin. Please add a seperate reservation for guided fishing float trips.

Guided Fishing Reservations CAN INCLUDE ADDITIONAL RENTALS LIKE:

Rafts (4-15 seats), Kayaks, Paddle Boards, Fishing Boats, Sail Boats and all other ammenities available for rent from Dutch John Resort Including Flaming Gorge Kayak Tours, Van Tours & Electric Mountain Bike Tours. All reservations require a deposit paid with a valid credit card.

All guest outstanding rental, reservation amounts including all taxes MUST BE PAID IN FULL WHEN THE GUEST ARRIVES .

PAYMENT CAN ONLY BE PAID BY A VALID credit or debit card.

WE DO NOT ACCEPT CASH 

No Door Lock Codes For Cabins Will  Be Provided Until 100% Of The Outstanding Reservations Charges (Deposits) Are Paid In Full By Credit/Debit Card & Terms & Conditions Form, both online e-document or the off-line Form is signed & returned to Dutch John Resort.  Copies Of All Guest Signed Terms & Conditions Documents Are Automatically E-Mailed To The Primary Guest For Your Personal Records.

 2. Minors: charge for each cabin for extra cost/person if guests exceed maximum occupancy. $6.00 per person per night.

 3. No ADA cabins

 4. Parking: One vehicle per cabin. $6 for extra vehicle and $6 per extra person over what is listed for the cabin.

 5. Luxury Cabins 12 Occupants Plus Cabins: 4 Occupants, Plus Extra Cabins: 5 Occupants, Luxury Cabins: 6 Occupants, Moose & Fish Cabins: 6 Occupants, Lite Cabins: 4 Occupants, Special Cabins: 4 Occupants.

6. *Special Cabins Guests must bring your own bedding and towels and guests have access to the shower building. No bathroom in these cabins.

 7. *Cabin Lites Guests need to bring their own towels & have use of the shower building. No bathroom in these cabins.

8. All Equipment and water toys are subject to a security deposit that guest or their representative must pay for at the time of rental check-out time. 

 Disputes and resolutions: We will do all within reason to resolve problems reported immediately on discovery.

PRIVACY:  Use of personal information: All information is stored in our database for future reference and the use in the business. No information is shared or sold outside of the business.

 Liability: All services, rentals and use of assets of Dutch John Resort are at the risk of the user. Any & all defects or problems must be reported immediately to allow the Dutch John Resort personnel to resolve a problem.

 Arrival/departure: Cabins & RV/Tent Sites Check in time is 15:00 or later and check out is 11:00 unless a variation is approved by Dutch John Resort management.

 We offer late check out but no later than 13:00 unless authorized by management. If late check out is approved but not observed, a fee for violation will be charged to the guest credit card on file equal to 50% of the daily rate for that cabin RV or tent sites. 

 *Pets are allowed in cabins marked with designated as pets welcome. There is $50 rental charge for all pets. **Cabins that have had a pet without without prepaying (prior to checking in) $50 charge, agree to pay a $250 cleaning fee*.

 Kitchenette includes:

 a stovetop, minifridge, microwave, coffee pot, and sink. Ammenities may be different between unit styles. Some Cabins have full kitchens including:

 *  Stoves

 * Large Capacity Refrigerator with Freezer

 * Dining Room or Dining Area

 Cabin, RV-Park & all other reservations are subject to availability. An extra per person charge of $6.00 per night will be applied when maximum occupancy is exceeded.

1 vehicle per cabin & RV Site is allowed. THERE IS NO PARKING ON ANY GRASS AREA VIOLATORS AGREE TO PAY $50.00 PER VEHICLE PER DAY (NO EXCEPTIONS) Additional Parking is $6.00 per night in designated areas and must be arranged for & paid for in advance (if additional parking is used but not reported a violation fee of $25.00 per night per vehicle will be charged to guests credit card “+” any additional fees incurred i.e. towing storage etc…

Rates may change at anytime without notice.

Damages, repairs, replacement expenses for any & all rentals including missing accessories provided by Dutch John Resort for our guests use while visiting the Resort will be charged to the primary guest on the reservation. Primary guest agrees to pay for all loses incurred by Dutch John Resort. These additional charges will be added to their credit card

Dutch John Resort reserves the right to move guests to different accommodations or site(s) without prior notice even if the Cabin(s), Tent, Storage or RV Site(s) have been locked by a guest.

Cancellation Policies 

Cancellation Options & Credits

1) If a reservation is 45 days or less from the Arrival Date that is reserved, you will be charged 100% of your paid booking deposit. Your 100% advance paid deposit for all reservations will be CREDITED TO YOUR GUEST ACCOUNT AT DUTCH JOHN RESORT.  For Your Future Use At Dutch John Resort. 

2) If your reservation is cancelled more then 45 days from prior to your Arrival Date and you want to cancel your reservation you can do so, &  your 100% advance paid deposit for all reservations will be CREDITED TO YOUR GUEST ACCOUNT AT DUTCH JOHN RESORT for future reservations.

Your credits can be used by the original guest responsible for the original booking at any time at Dutch John Resort. There ARE NO CASH REFUNDS OR CREDITS MADE TO CREDIT CARDS.

OUR COMPUTER RESERVATIONS SYSTEM WILL AUTOMATICALLY DEDUCT ANY OR ALL AVAILABLE CREDITS THAT YOU HAVE IN YOUR GUEST ACCOUNT FOR YOUR FUTURE BOOKINGS that you can use at Dutch John Resort.

YOU CAN ACCESS YOUR GUEST ACCOUNT 24 HOURS A DAY 365 DAYS PER YEAR TO SEE YOUR ACCOUNT INCLUDING DEBITS & CREDITS, OR YOU CAN CALL THE RESORT DURING NORMAL BUSINESS HOURS.  (435) 848-8000 

THERE ARE NO EXCEPTIONS TO THIS POLICY CANCELATION/REFUND POLICY.

TRAVELS INSURANCE OPTION

If there is a concern you may need to cancel your reservation for any reason we recommend that you consider purchasing Travel Insurance from a licensed Insurance Company.

Dutch John Resort is not contracted, affiliated with or licensed with any Travel Insurance Companies & does not receive any form of compensation from Travel Insurance companies.
